Where do the leads come from?+

From free, public county open data — parcel records and distress signals like absentee owners, high equity, tired landlords, tax delinquency, pre-foreclosure, code violations, and vacancy. You can also import your own lists (PropStream, BatchLeads, ListSource, or a plain CSV); every source runs through the same enrichment and scoring pipeline.

Which markets are live?+

We're live across 10 Ohio counties — including Franklin, Cuyahoga, Hamilton, and Montgomery — with more rolling out. We're focused on Ohio right now and don't claim coverage we don't have. If your market isn't live yet, you can still import and work your own lists.

Can I get phone numbers and emails?+

Yes — through built-in skip tracing, which is a paid add-on run on the leads you choose. Bring your own data-provider key (you pay the vendor directly, no markup) or use prepaid credits. Skip tracing matches most leads but not every one, and with credits you're only charged when we find a match.

Does Notroa send the outreach for me?+

No. Notroa writes the outreach — cold email, follow-ups, SMS, and a call script per lead, grounded in that property's signals — so you can review, tweak, and send it yourself. It generates the copy; you stay in control of what actually goes out.

How does the scoring work — can I trust it?+

Scoring is deterministic and transparent first: a documented weight table produces a 0–100 score with the full factor breakdown. AI then adds a bounded ±10 adjustment and a plain-English WHY grounded in those facts. It's never a black box, and it degrades gracefully to the deterministic score if the AI is unavailable.

Is this just another CRM?+

No. Notroa is an acquisition engine first — it discovers, scores, and explains opportunities and drafts your outreach. There's a built-in pipeline to work those leads, but the point is to fill it for you, not hand you another empty database to maintain.

How do I get help — do I have to hop on a call?+
